UH, HE CONNECTED ME WITH HIS REAL ESTATE TEAM TO, TO DISCUSS A POTENTIAL, UM, ADDITIONAL STORE HERE REPLACING THE KROGER'S.

UM, UNFORTUNATELY THE NUMBERS FOR THEM, UM, DOES NOT, DO NOT WORK OUT FOR THEM TO PUT A STORE THERE AT THIS TIME.

UH, THEY DID MENTION THE POSSIBILITY TO HAVE FUTURE STORE IN DICKINSON.

UH, HE WAS WELL VERSED ON OUR AREA.

UM, SAYS IT, IT IS A, A, AN AREA THAT THEY'VE HAD INTEREST IN FOR A LONG TIME, UM, AND THAT THERE IS, UH, ONCE THERE'S A LITTLE BIT MORE GROWTH, UM, THEY, THEY, THEY WOULD REVISIT THE, UM, THAT SITUATION.

AND THEN SORT OF FILLING UP SOME POTENTIAL COMMERCIAL SPACE AROUND FIVE 17, WHICH IS SIMILAR TO THE CURRENT DEVELOPER THAT WE'RE WORKING WITH NOW, SAUL.

WHICH IS THE REASON HE WANTS TO DEVELOP IT AS THE ATTRACTION TO HELP SUPPORT THE OVERALL DEVELOPMENT.

UM, SO THEY SIGNED A MEMORANDUM OF UNDERSTANDING PROBABLY A LITTLE BIT OVER A YEAR AGO MM-HMM .

FOR THE 14 ACRES.

MM-HMM UM, THIS IS A GOOD STORY, UM, BECAUSE IT'S AN EXAMPLE OF WHERE THE DEVELOPERS HAD IN COLLABORATE IN PARTICULAR, LOOK WHAT YOU HAVE HERE IS KIND OF A GEM IN THE ROUGH, BUT IN ORDER FOR DEVELOPERS LIKE US TO COME IN, IT SURE DOES HELP IF YOU OWN THE PROPERTY, YOU KNOW, HAVING US COME IN AND BUY THE PROPERTY AND NEGOTIATE AND SPEND A LOT OF TIME ON SOMETHING THAT MAY NOT FLY IS NOT NECESSARILY A GOOD INVESTMENT FOR US.

BUT IF, IF THE EDC OWNS IT, UM, IT SURE MAKES IT A LOT EASIER FOR US TO COME IN AND SPEND TIME AND MONEY LOOKING AT WHAT WE COULD POTENTIALLY DO AS THIS HAPPENS TO, TO BE ONE OF THEM.

WE ALSO SET THE EXPECTATION AS WE MOVE THROUGH THE FOLLOWING MONTHS AND BUYING, PROCURING THE FIRST 14 ACRES ON FIVE 17 AS FRONTAGE.

UM, IT WAS CLEARLY STATED TO SAUL IN COLLABORATE IN HIS GROUP THAT THIS WOULD, UH, THE PURCHASE OF THE PROPERTY IN ANY, UM, DEVELOPMENT THAT THEY WOULD HAVE TO REIMBURSE THE EDC FOR THE PROPERTY.

THE PROPERTY WOULD NOT BE GIVEN AWAY AND WOULD NOT BE PART OF ANY INCENTIVE.
